Any member of our Conveyancing team may work on a transaction ranging from Partners to experienced secretarial staff. Further information relating to our team can be found on their individual profile pages within this website. Regardless of who works on a matter, they will be supervised by Chris Hubbard, Partner and Head of the Conveyancing Department.

Hourly Rates

Our hourly rates range between £201 for Partner level and £111 for more junior members of the team.

Estimated Costs

The exact number of hours it will take for a conveyancing transaction depends on the circumstances in the individual case. However, in the majority of cases, we will agree to act on the basis of a “fixed fee”.

We have set out below an outline of what costs could be incurred based upon a “standard” transaction. The figures below assume that:

  • This is a standard transaction and that no unforeseen matters arise including for example (but not limited to) a defect in title which requires remedying prior to completion or the preparation of additional documents ancillary to the main transaction
  • In relation to Leasehold purchased, this is the assignment of an existing lease and is not the grant of a new lease
  • The transaction is concluded in a timely manner and no unforeseen complication arise
  • All parties to the transaction are co-operative and there is no unreasonable delay from third parties providing documentation
  • No indemnity policies are required. Additional disbursements may apply if indemnity policies are required
  • This is not a first registration of title
  • This is not a second or additional home
  • This is not a purchase by a limited company or business

Factors, in addition to the above, which would typically affect the cost of our service include:

  • The value of the property
  • If you are a first-time buyer with a Help to Buy or Shared Ownership Scheme (or other assistance scheme)
  • Islamic mortgages
  • If legal title is defective or part of the property is unregistered
  • If we discover building regulations or planning permission has not been obtained
  • If crucial documents we have previously requested have not been provided
  • A purchase under a right to buy
  • A purchase at auction
  • The property has been repossessed

We have provided an estimate of potential disbursements. Disbursements are costs related to your matter that are payable to third parties, such as search fees. We handle the payment of the disbursements on your behalf to ensure a smoother process. There are certain disbursements which will be fully dependant upon the individual circumstances of the transactions or, for Leasehold purchases, set out in the individual lease relating to the Property. The disbursements which we anticipate will apply are set out separately below. This list is not exhaustive and other disbursements may apply depending on the individual transaction. We will update you on the specific fees upon receipt of full information relating to the transaction.

You should also be aware that for a Leasehold purchase, the ground rent and service charge are likely to apply throughout your ownership of the property. We will confirm the ground rent and the anticipated service charge as soon as this we receive this information.

In some cases referral fees of an average £75 plus VAT are paid. You will be informed if this is the case in your matter.
